HOA approval and permits for a patio cover in the Las Vegas valley
Most covers need a permit, nearly all of them need an association's blessing, and both are paperwork we do for you. Here is what each one is looking for.
Which jobs need a permit.
An attached patio cover is an addition to the structure of the house, and Clark County and the cities of Las Vegas, Henderson and North Las Vegas each normally require a building permit for it. The permit covers the drawings, the engineering for the span and the wind load, and an inspection. Small freestanding structures sometimes fall under the size limit; we tell you which applies to your address at the estimate, and we pull the permit as part of the job.
What the association wants.
The valley is association country. Summerlin, Green Valley, Anthem, Inspirada, Mountain's Edge, Southern Highlands and the tracts between them each have an architectural committee, and each asks for roughly the same packet: a site plan showing where the cover sits on the lot, the color, the manufacturer's specification sheet, and often an elevation or a photo of the house. We prepare the packet and submit it. The committee's review time varies, and it is the one part of the schedule we do not control, so we start it first.
What we need from you.
The association's name and contact, and a copy of any architectural guidelines you were given at purchase. That is all. If you do not have the guidelines, we request them from the management company.
What can go wrong.
Covers built without a permit turn up at the sale of the house, when the buyer's inspector asks for the paperwork. Covers built without HOA approval turn up sooner, as a letter and then a fine. Both are avoidable, both are included in our price, and both are stated on the estimate so you can see that they are.
